We like our careers but being able to exercise that innovative thought pattern to freely think about a project that's personal to us vs a project that's required of us is much more fun and rewarding.

But if you’re not willing to make CONSISTENT, TOUGH choices EVERYDAY (I.e Health, sleep, nutrition, exercise, etc) then all the RE books in the world don’t matter.

All could be fine here, but this is a good exercise in due diligence and the value of this forum and community either way. 

Data migration is a costly exercise and many times very labor intensive. 

Additionally, it's essential to exercise caution with certain hard money lenders, as some may eagerly finance questionable deals with the intention of foreclosing.

After doing this written exercise on my fear of investing in real estate, I've been able to completely dismantle it.

Great time to exercise that diligence in my opinion.

Plus 3 months rent for early possession paid up front until the close, separate from the earnest money deposit.So we lost one months rent but it was worth the exercise & we did meet a lot of interesting people from so many walks of life, all struggling to find a home.

I was expecting 1 of my 5 rentals to possibly have an issue with rent and had some options available to help the renter out , but did not need to exercise that.We will see if this continues next month.
