Our demographic for renters leans heavily towards 1) older couples who are visiting their kids, who are often having kids, and 2) people moving to the area who need time to shop the market (or people who are building and need a place locally where they can stay atop the process).I think that Flagstaff and Fort Collins are similar.

There will definitly be some collateral damage, but it will not make much of a dent.Demand is fueled by a demographic shift - Millennials have started to buy houses and they make up 25% of the US population.

If they provide you one, I would still say I am getting my own.I would ask for full demographics of the area, including incomes, home prices, education levels, crime levels, etc.I would want to see full tenant application and any pertinent backup verifying income, employment history, landlord references, etc of the in-place tenant.I would want to talk to the property manager, if they are coming with the property.

I think you would be best off buying something in Fed, Fells, Canton, Upper Fells, and Patterson, or Hampden where you have a good demographic that would suit your strategy.
