However, I think this is an area where the BRRRR strategy provides a great benefit - the fact that we purchased at such a low price gives pretty good ammunition to dispute any major valuation change.

The outlets and covers are less than $2 total for each outlet, so this is to me a cheap resolution to her problem and at the same time would actually be a small upgrade to the unit since the new outlets will have a nice fresh look.

Sounds dreamy until your neighbor ruins your little slice of paradise by building a night club in a residential area, or a pig farm, toxic waste dump, blocks your view, etc. and in the absence of any government regulation, neighbors often end up settling disputes with guns or machetes there.

You also typically cannot close with a new buyer while there's an active 'dispute' over EMD...although I've heard it is technically possible if you start fresh with a new title company, keeping the disputed escrow at the first...a huge pain since you'll likely owe that first title company for any preliminary title and lien work done.
