I did decide to invest in a fund with a high LTV in high growth markets and variable rate debt, and that is ultimately my mistake for investing in their fund and I take 100% ownership of that investing mistake.

When you factor in vacancy loss, turnover, and tenant satisfaction, the highly desirable one bedroom may ultimately generate more total revenue than a higher priced but less functional two bedroom that experiences greater vacancy.This is not to say units should never be reconfigured.
