It's a lot of hours to get licensed and you don't use nearly anything you learn for the test.

Test was hard for me since I had been on the private HML side of the bizz all those years.. and the test is all about  owner occ mortgages and all the related  laws.. so it was a learning process for me.. those who have been dealing with those types of loans will find it much easier I am sure..

During this inspection by the engineer, no soil tests, elevation readings or calculations were completed as it was just a visual inspection. 

You would need to qualify as a real estate professional under the tax law which is a 2 prong test.

The good news is that if you keep your budget under $350,000 you can find places in C class areas that are close to hitting the "1% rule" and thus likely to pass the "self sufficiency test" (SST). 

With the United States at over 135k documented cases(3/30/20) and looking at the data, I feel this will stretch on longer then originally estimated.
