(Sounds eerily like those MLM pitches)More family and friend relationships have been bolstered or ruined over this very issue.You've probably heard the old saying, never lend friends and family money if you want them to remain friends and family.The truth is raising private capital, whether from family or standard private lender is very personal transaction and should be treated with respect and honor.Think of it this way, if you borrow money from a bank and don't pay it back, do they take it personally?

David its like anything.. you have a certain amount that will take the training and do nothing with it.. certain amount who will blow the 10k and another 10k in marketing not get the results and quit.. and you have the few at the top.. much like MLM..

Has anyone looked into the laws to see if you can push the payment date ahead...i.e. today you ask for rent on the 1st for the next month...why not ask for the rent 3 months in advance for new tenants and make them pay extra the first 3 mlm months to spread the go forward.
