My last 2 what I did was basically a live in flip , where  I improved the property while living there  and then rented it out when I left .

I like this idea, but not all syndicators are willing to do this.Partnering would probably be a good idea as well; finding someone with experience who needs additional funding for projects.

I am still a bit of a newbie investor but do feel like I can add value to a project through being a licensed realtor, current business ownership experience (5 years owning an insurance brokerage), and having some capital to invest.

I believe I have the basics to what i need to do for taxes with my rental property: save all reciepts and give to a pro!

I see so many room illegal additions/conversions where the homeowner spends a lot of money on the project, but when they sell the appraiser assigns it no value because the square footage is unpermitted.

@Raymond Morris what are the projected rents per unit and what’s your estimated total costs after repairs/upgrades?

They basically are going to set you up with a real estate coach/mentor, provide access to a REIPro website, and give you feedback when you have questions.
