You can't go from window a/c units to central hvac unless that is cheaper than replacing just an old heating system.

Based on the pics (paint, windows, doors) the exterior seems mostly original, what does the inside look like (notice those pics are completely absent).3.

That would keep a window but still look ok from the outside and reduce the water around the window. 

My expenses are:1) Property Taxes= $165/month (I pay lump sum annually to my council about $1900/yr)2) Mortgage= $1255/month3) Maintenance= $100/month (I included window treatments/paint/cleaning materials/yard maintenance,etc)4) Utilities= $225/ month Garbage collection, street cleaning, snow clearing, are all included in property taxes.

I only have a 3-4 hour window on a Saturday with crazy traffic of people entering for the next week and people leaving from the previous week.

I have went driving for dollars and found a couple homes that look perfect for a potential wholesale deal (grass two feet tall, cracked front window at the front of house, and 25-30 foot tree in front yard that has been dead for what looks to be a few years at least).

It is also in a gentrifying neighborhood and I just spent the past 2 years replacing two AC units, 3 floors, 2 counter tops, 1 roof, adding plumbing clean outs and windows for two of the units.I was looking to refinance but because it is a multi family and me only putting down 3.5%, I could maybe get 10k out of it. 

It’s an eye sore in a nice neighborhood with its boarded windows and ripped out garage door.
