Loopnet and CAP rates

All,

I have been looking at multifamily properties on Loopnet and many of these seem to be great deals with cap rates at 10%/12%/14% and such. Does anyone know how they come up with these numbers? Why would it be so easy to find deals as good as these ones? I was looking at a couple properties a month ago and these are still available. How is that nobody picked these up yet?

Many are performa cap rates.  Always check actual income and expenses to see how close reality is to the marketing.
