---I understand that i am basically asking the same question as i was in the first thread but i thought i would get better responses in this part of the sub-forum as i'm guessing there are plenty of people out there who are in the same situation as me in that they don't have a "stable income from a job" or are self employed and i'm wondering what method they did to be able to get a mortgage

I've viewed quite a few homes and, barring some distressed properties that are too big a project for me, only one has really piqued my interest and seems to have some decent numbers to back it up.Still, small price to pay in my mind for getting to live here.

The D grade is basically telling you that it is an old house in need of some TLC, beyond that, you wont find anything specific about that house in the county records.

You might want to clarify if you are asking about the land value from the banks perspective or from the "business" perspective (ie if you were going to sell the project on the market).

So far I have spoken to Metro Detroit Property Management, Renters Warehouse and Great Day Property Management (GDPM).I am leaning towards GDPM just based on how the lady running it was very transparent about the basic questions I had asked and overall got a good feel.

I suggested nixing the inspection contingency since I already know it needs foundation work, roof work, new windows, new wiring, basically "new everything"...I already know there's asbestos tape on the HVAC, radon is common in the area, etc.
