Average DOM in Verona Area

Hi all, already posted this to the Pittaburgh sub forum but figured I would post here as well.
I'm an out of state investor looking at some properties on Roostock in the Verona area. I was just curious what the overage DOM is for properties in that area. One of the places I'm looking at is over 400 days. I've done as much due dillegence as possible on the property so far as looking at schools, crime stats, 'driving' the neighborhood in Google Earth etc. I've also reached out the realtor who hasn't responded. I did go to the tax assessment page which gave the house a D grade and condition of average. I wasn't quite sure what that means because I couldn't find any description of grading on the assesment page. Anyhow I'm just wondering if anyone here can give me thoughts on how long homes are taking to sell in the area and what the grading is all about. Both of those things make me feel a bit nervous about the property.

No idea about the DOM, I haven't done a deal in Verona in at least 2 years. The D grade is basically telling you that it is an old house in need of some TLC, beyond that, you wont find anything specific about that house in the county records. You will have to hire a home inspector to look at it if you wish to buy. 400 days on market is a sure sign that nobody else sees anything special about the property. It could be over priced, it could be a weird layout, it could be next to a halfway house, it could be a lot of things. Your due diligence should discover the problem. Then you can make a decision if you can deal with the problem or not.

@Josh Caldwell thanks for the info on the grade. Like I mentioned I've done due diligence as far as looking at crime stats and schools in the area and that all looks good. Also did a six block radius 'drive' through in Google Earth. Obviously thats not perfect but the homes all looked well kept and the stores and shipping options seemed good as well. I will definitely have an inspection contingency on it just in case there are massive problems I'm not expecting.

@Eric Schwake It sounds like you have done all you can as pre - due diligence. I would get it under contract and use your inspection period to figure out the rest. It sure sounds like the inspection will be key here. I have an inspector that I use, who is also a contractor and a landlord. If you PM me, I will give you his contact info.

@Eric Schwake ADOM for Verona per the multi list statistics is around 36 days. I wouldn't put too much weight on what grade it has per the county website, as that is pretty general.

Where can I found the statistics on DOM ? How focused is it (zip code, neighborhood, city , county, etc.)

@Benny Gelbendorf I can get them from the local multi list since I am an agent. Zillow, Trulia, and realtor.com are probably your best bet for finding them on the internet without having to get that info from an agent.
