Hire someone that's willing to do it based on where you're at in the project.

I am a hands on person so I am willing to help fellow investors work on projects(clean houses, paint, etc.) to see the process first hand and learn.

Basically the large commercial companies do not want to deal with it. 

Cap rates can be all over the board and there are basically no comps on MLS to justify what to spend. 

I spent 5 years in New York City working on High End remodeling projects and have had the privilege of studying at the feet of master craftsmen. 

However, I don't think the return on this kind of project will be worth it to a lot of people. you never know until you ask though

The tenant ("new business owner") and I both agree that it makes sense for him to buy the space from me, and have agreed on the basics of the deal.So ... my question is ... do I have to get a broker to facilitate this deal, or can I do it myself?
