LInks and Info below: According to the Massachusetts General Laws Chapter 186 Section 22, A landlord may cause to be installed by a plumber licensed in the commonwealth, at the expense of such landlord, submetering equipment in the landlord’s building to measure the quantity of water provided for the exclusive use of each dwelling unit, provided that such equipment meets the standards of accuracy and testing of the American Water Works Association or a similar accredited association; and provided further, that a sub-meter is installed for each dwelling unit in the building and for the common areas of the building, so that all water used in a building is measured by both a primary meter and a sub-meter.The practice of utility billing for natural gas, trash and electricity is prohibited in the state of Massachusetts.

I then explain my philosophy of quality over quantity, risk adjusted returns, total profitability (of which cash flow is only a very small slice) and wanting the FEWEST number of units (not the most) to produce sufficient cash flow to cover my living expenses on assets that are most likely to appreciate in value over time ... beyond that, mo' units = mo' problems.

A 2001 Grand Caravan can tow 1,800 lbs and has a GVWR of 5,550 lbs, with a self weight of 3,999 lbs.A 2001 Tundra has 7,800 lbs of towing capacity, a GVWR of 6,200 lbs and a self weight of 4,644 lbs.Even a tiny 2001 Ford Ranger can tow 5,620 lbs.How is that minivan going to outperform a pickup truck, in any way related to rehabbing and maintaining real estate?

We’re not going to cash flow for a few years, but we’ve planned on that.The reason I care about the appraisal is because of the cash out when we’re done with our construction next year, so we’re trying to maximize our ARV (which is hard in our area, especially with an ADU).We’re super excited though about the ADUs and TIny House on Wheels (THOW’s), and definitely looking to take advantage of that for all the rentals we can acquire (but we won’t do that for flips).
