There's no way to force them to keep it unless you are prepared to evict them as part of your lease, so my experience is that you suggest it to them as good practice and keep a good insurance policy on your places yourself.

You get practice valuing properties, negotiating deals and build contacts with sellers, investors and the like.

The longer you are in your trade the more you will see the lack of up and coming talent...so that means that right now you have a huge opportunity to maximize your demand later by learning and practicing now.
