Zillow *caters* to that percentage of the population that doesn't trust agents, so there is *no* counterbalancing force to say that , "Yes, that house went for $xx, but it smelled like cat piss, and someone stole the copper out of it!".

I will wait for it to fall out...I have won a battle against 17 offers.

Also, smoking is prohibited per the lease"Sorry to bother you but i meant to send this earlier today someone upstairs is smoking "pot" and i do not want my kids smelling it.

Just pick and choose which battles you are going to spend your money and time on.

Cooks a lot though... can't get used to the smell.

Smells that are beyond description. 

The tenant could have an issue 6 months down the road and get disgruntled if he feels it wasn't taken care of properly, and then that could snowball into him feeling like he got taken advantage of by paying his rent upfront which then could start a legal battle that you probably don't want to deal with.

I know I will have a tough time getting the smoke smell out when he leaves,  but the damage is already done,  so why not just let him stay?  

Please give us the lot rents and also the pro forma P&L's given to you by the broker - this doesn't smell right.

As long as there aren't any complaints...then there is no crime/no foul.
