About to Acquire a Multifamily with Smokers...

So I close on a multifamily property on Friday and one of the upstairs tenants smokes...my lease is non-smoking. The tenant has been there for 2-years and has good payment history. I will have them complete a new application and lease when I close...any thoughts on this? Thanks

If they already have a lease then that will stand. If you are able to do a new lease, and they are good tenants, I would let them stay and smoke. You will either remediate now or later anyway.
