@Roger D Jones and @Dominic Mazzarella hit it on the head: try seller financing first and see what his cash flow needs are and/or if you can reduce his CG taxes. 

I will look more into this, Ive just been hoping for interest rates to come down, we will see.

For example, we're right in the middle of getting one of the properties rent ready with plumbing updates, securing the basement, etc, etc and I haven't been able to get in contact with them for 5 days now.

Unless they bought it in some type of bid down process and bid it down to a low rate, I can't see why they would not want their money back quicker.

I have considered this, also the thoughts of putting nicer finishes in our quadplex to somewhat compete with the new luxury apartment minus the amenities of course, seeing if we could slightly drive up rents.

You will see that there are only a few that have high counts & start your inquiry with those.

Those that are not qualified we are seeing $100M+ in defaulted loans from investors who thought they were knowing what they are doing.So there are new investors out there, but I would just say be careful and assume a decent default rate on these loans.
