Scope of work

I currently just got my first investment property under contract! I am so nervous but very excited. I am walking with a home inspector today and I am going to use his list of issues to make a scope of work, then I will be having GCs walk the property and give me a bid once I make a SOW. I wanted to know, what checklists/templates other people use?

 that is scope only not the contract as well that should ahve added language on insurance and indemnification. I can do scopes in my sleep after 25+ years with  a GC and developer - happy to give it away to avoid those getting started the headache of starting from scratch
