It’s free for landlords (tenants cover any payment processing fees) and lets renters pay via ACH, debit, or credit card.

The numerous pop-up windows load slowly, and ACH fees for outgoing payments are $1 each, which adds up quickly.It's particularly frustrating that I have to manually create and apply a bill for maintenance fees to each property every month.

So if your interest payment is $1000 then the servicer automatically ACH debits your account that plus the servicing fee (assuming you set up automatic payments as @Christian Ehlers suggests).

For example, DoorLoop allows landlords to turn payment methods on or off (ACH, debit, credit card, cash payments via Western Union, etc.).

You can set it up so tenants can pay by ACH transfer or credit card and allows tenants to set up autopay.

While it can take up a calendar week, or 3-5 business days, for tenant ACH payments to clear their bank accounts, why does it take another 7 days for the funds to hit your account?

Obviously the expedited payments will be nice and I'm sure my tenants will appreciate not having to pay the $2 fee for ACH payments. 

I got a stomach ache reading all the bad stuff that went wrong. 

3) Send you funds via ACH from their bank?

They get an ACH from my tenant in their account same day, but won't do the same into my account.
