That said, your GC fee + interest + all those sneaky soft costs are definitely nibbling away at your profit like a toddler with a snack they’re “just going to try.”Quick tip: On tighter ARV margins like this, you either need to trim down reno costs (maybe a mix of GC + subbing some tasks out), or only go after deals with at least a 15–20% cushion after everything’s said and done.

The little stuff goes a long way  Snacks on the counter for guests to have after a long road trip, cheap universal phone chargers next to every bed, digital guidebook with all the details, recommendations, and directions; all these are inexpensive, fairly easy to do and make a huge difference.

They are going to have a pool, possibly hot tub, maybe a snack bar, and be beach front. at least comparing to the PCB market, most houses in comparable prices to condos dont have those things and are not beach front.

Listing contained no interior photos and a limited write up with most who viewed the listing focused on "two retail spaces and "9 (1) bedroom apartments"  At first look most would pass over this because they would see $195K/unit with 9 being 1 bedroom units.
