WiFi infrastructure is property-wide and all-or-nothing.But that's actually why it works differently for exit value:Unit Upgrades = CAPEX:Depreciated over timeIncreases basis (good for depreciation, less good for cash flow)Value captured through higher rent (comp-dependent)Buyer sees "updated units" but no separate income streamWiFi Infrastructure = REVENUE-GENERATING ASSET:Creates new income line on T-12Institutional buyers underwrite it separately from rentNot comp-dependent (it's ancillary income, not rent)Travels with the asset (buyer gets revenue stream day one)You're right that you can't test WiFi one unit at a time.
