I’m a beginner

Hi guys my name is Chris. I’m trying to get into wholesaling in the Atlanta area, I’ve been virtually driving for dollars and so far haven’t been able to land anything. I’m looking for someone experienced who can help me on my journey. I’m 100 percent a beginner haven’t even made my first offer. Can someone help me please? And if someone is willing to help here are some factors. 1. I’m completely broke I’m doing all of this with absolutely zero dollars 2. I am only able to do this virtually.

@Christopher Dollar, I'll be straight with you: if you don't have the funds to put up earnest money or double-close on a deal, you should not be wholesaling. That's just the reality of how this business works, and you'd be wasting sellers' time and energy if things were to go sideways with the deal. Also, I don't think you need a mentor right now — you need more education first. As Bill mentioned above, join GaREIA. They host regular wholesale meetups (which you can attend virtually) where you can start getting plugged in and learning from people who are active in the space. 

Moreover, if you are indeed serious about wholesaling (most people say they are, but then stop once they realize how hard it is), start by practicing deal analysis religiously. Understand how to evaluate ARV, estimate rehab costs, and know what a real investor-grade deal looks like. Poor deal flow and unrealistic numbers are one of the biggest complaints investors have about wholesalers.

Furthermore, wholesaling can be done part-time, but just to set expectations, you're up against full-time competitors, especially here in the Atlanta market. This is a full-time sales business. In my opinion, if you're not prepared to treat it that way or can't commit fully, you may want to consider a different route for generating income.
