I've been doing some research and I hear beyond pricing and price labs are very good. 

Niching can help like student rentals or mid term out near Oak Ridge and the national lab to achieve a better cash flow. 

I recently had introductory call with CG staff and it is $1250 monthly to start for less experienced investors and cost increases by level.

would suggest a real estate specific one, and if you haven't already you might find a local title company with an attorney on staff that could help as part of the title transaction.  

From what I remember, you have paid staff correct? 

Give the hospitals a discount to incentivize promotion to incoming staff.
