The longer version follows.I have a turnkey rental property in Davenport IA that I bought through Easy Street Property Management (ESPM). 

I'm like man, a guest broke the screen and I literally replaced it with 3 - yes 3 new arcade cabinets as T2 was not available.

The first floor is a 3-bedroom unit, and the second floor is a 1-bedroom unit.How should I (as landlord) handle outdoor maintenance in this situation?

My goal is to build equity over the next 10-15 years in an effort to create some additional cash flow for my wife and I as we approach retirement.

We are in the middle of the country in Iowa. 

As long as the DD is clean and the market study is fine, I always like to make an offer, with "MY" number.We do self-Storage in Iowa. 

I have created my own cash flow calculator on Google sheets and have compiled a list just to kind of get an idea of what the numbers should look like in order to be CF positive after Mortgage payment(P and I), a heloc payment (thats set to 60 month terms so that its not just interest payment), management, maintenance, taxes and insurance, vacancy (which i set at 5% of expected rent).

When I went to my 1st one in San Diego, I flew in from Iowa solo, knew nobody and didn't know much about investing or even what BiggerPockets was all about. 

Also, I have 2 years of flipping experience in Iowa.
