It appears the HOA hired a licensed and insured contractor so you would hope their exposure is limited and that they are party to the lawsuit because in these types of cases everyone remotely involved is listed.My own belief is if I hire a licensed and insured contractor that I have hired someone the licensing agency has vetted as supposedly knowing what they are doing.

One would assume that this is a result of the slowdown in the market, hosts/operators moving out of real estate, or a belief that podcasts have not be a lucrative marketing/outreach platform like they were a few years ago.

The belief a lender will be impressed by a complexed spreadsheet is a fallacy. 

It's well documents that investors struggle to find `1% deals (which I personally believe is a misguided underwriting approach), and here your monthly rent collection has to exceed 2%.

I am also of the belief that high LTV MF with market rare financing will be cash negative.  

I could go on and on with some of the "beliefs" I heard over the past week now and with every single one, so easy to poke holes as nothing seems to be in writing.I'm not looking to make an argument that 'this' or 'that' should be considered personal property or dwelling - I truly don't care.

That ends up being far more expensive and time-consuming than setting things up correctly from the start.My personal belief is that there are only a few situations where titling investment real estate in your own name is actually advantageous.

It is my belief they do not do a great job at this, but what is important is that the tenant believes they do a great job at rooting out bogus ESAs.  

My belief is this is closer to cash neutral then flowing $133/month.I want to start by stating most properties listed on the mls do not have positive cash flow depicted with the 50% rule.
