I’ve noticed a lot of discussions here about buying foreclosure properties, and I think it’s worth clarifying something I’ve learned through experience: foreclosure rescue is not the same as investing in foreclosures.When most people think “foreclosure,” they picture buying a distressed property at a discount — and that’s definitely one strategy.

How do you personally decide when the right path is rescue versus purchase?

I would see if an animal rescue would take it or a friend.

No appraisals etc.On foreclosure rescue when it was legal in Or Wa  I would routinely save these deals one day before the auction and sometimes an hour before.. it was hair on fire but we did lots of them that way and actually the vast majority.. the owners dont get real serious until about 48 hours to 72 hours before the prop is oging to sale. 

One of the main motivators for folks to stay in their home IE foreclosure rescue lease back is to keep kiddos in their school. 

She presented a  ‘rescue fund’ that I wasn’t informed about until it was too late.

If you promise them a "rescue" and you don't get it done before the foreclosure sale they can sue you and the local authorities can investigate you.7.

But as said it has to convert gross too net at 60% or better, proving a healthy operation that just needs more fule on the fire not revamp or rescue of operations. or worse yet, a non viable or descending market.
