I generally think things like this, or "equity share" type structures are a great solution, not sure to your point how to make them work in a modern environment, but conceptually I'm a big fan.

I would not waste you time with pre-inspection, just share all inspections that have been done on the place even if it was an escrow that fell out and they shared the inspection (this is to CYA).
