Have I lost my mind or does this make sense to anyone else?

I have been procrastinating on writing my business plan. I have a "good" excuse. I wanted to make up my mind once and for all what kind of entity I wanted to go with before I committed any thing to writing.  After all the vacillating I have been doing on the entity question, I decided to bite the bullet and just get on it. Maybe  having it written would  help me decide which entity to go with.

In one of the pod cast I think it was someone mentioned about posting a business plan to the forum for OP to help tweaking it. That help me cut through the crapola and get started because I really did not want to take it to any one I know locally for an opinion. With the exception of my  banker I don't think  rich dad is a major player locally of any one I know well enough for that kind of trust.  While my banker is a really nice guy and all that, he just don't get it, as far as I'm not playing any more. In the back of my mind I have been asking my self, do I REALLY have what it takes to pull this off?  Then about half way through the part about how am I going to pay for it, it hit me! I have already done this!

Granted it was with a SFR. My house I bought in 96 that I am waiting to sell as a matter of fact. Granted I made a LOT of HUGE mistakes on it. I have learned from each and every one and I have the paid in full receipts to prove it. Granted we did every thing back wards and it shows. Granted I let OP's nonsense mess me up in a lot of things involved and that is easy to see as well. But when I look at what I did right and what I learned from it all, I KNOW THAT I KNOW, how to do this. It is as backwards as it can be by any logical expectations. There is nothing rational to it, by any measure of traditional thinking. By all the specs i keep reading online I have to be absolutely stark raving mad to even consider it. Even with just the parts that I know, there are a boat load of things that can go wrong. Yet, as I sit here rereading the parts of this business plan i have a rough draft written already typed in, I know one thing. This is eminently doable. It needs exactly one thing to tie it all together and I have that one thing.

How? I realized something about me that I never actually thought about before now. I have some rather unique and most unusual tangible and intangible "niche" assets that  the largest portion of the world  would laugh at me If I told them. Whats funny is I know how to expand on that one small fact. I have found that one grain of rice that tips the scales. Have I completely lost my mind? Maybe.  That's OK. They said the St Louis Arch could not be built.  I know for a fact it is still standing.  My aunt would  have made a point to let me know if it collapsed. All I have to do is build one!

Does this make sense to any one but me?

@BA R.

From my experience, you could shout out the invention of the wheel (before it was invented) and most people would just ignore it or tell you it wouldn't work.  You don't have to share your idea here, but I would recommend you share it with people and get others involved to make it a reality.

Execution is the secret sauce.  Ideas are pretty much worthless without execution.  The more you share it, the more others will help you realize your dreams and support you.

Agree with Dev. There is way too much talk of business plans on this site, from people who have not actually done anything. And I say this as a consultant for a major management consulting firm. Buying a small residential building ain't brain science, or rocket surgery.

Even if you want to have a written business plan, why on earth would you need to decide on what sort of entity you want before committing anything to paper? Paper is cheap, and anyway, your choice of corporate entity is not something required at the business planning stage.

    Just go buy a house.

Wow some of you peeps are MEAN! There definitely was a question in there. And people don't here just for questions

... heck there's an entire CATEGORY called "Success Storeies". And that's what I thinj this was. A. Success story post. I am glad for you @BPREAD that you had your own "Aha" moment. Mine happened when I realiEd I needed to stop fearing the judgement or lack of approval of others and simply dive head first into what I'm passionate about which is wholesaling.

Others are right though. Even the best laid plan is useless without execution and execution is diffict without gaining support from others.

Write down your business plan in one sentence.  Then start.

Ok, How's this for a one line business plan? Use REI to build a profitable series of small private /semi private communities.

I thought this was the business plan forum? did I misclassify? As far as the number who start and do not pursue? I agree with you . It happens.  I have  my " why" so as far as I am concerned failure is NOT an option for personal reasons that motivate me so I shall prevail. Your right, this is not rocket science.  Until I get the skin I put into this  from this house selling, I'm using the time to tweak this out. No other options unless you know someone that wants to buy this house for retail  or has a building I can get into with no skin in the game,, with out worrying about mitigating their risk, as far as insurances and will cover all the buyer start up cost.  ( Keeping mouth shut further on that one so I do not break rules about  soliciting outside of market forum. )

as far as why on the entity? I have ,IMO, already made the big failure mistake. I have rules that I HAVE to deal with most people do not.   Maybe I am being overly cautious. That could be. Ive read the post for each school of thought as far as don't do the entity just get the umbrella or liability insurance and go for it, which I am seriously considering.  the point here is I have made an over abundance of mistakes and am being super cautious so I don't screw this up as I will in all probability never have  the money to do this again, since  under all the boring details I'm not scattering all over this post,

as far as just go buy a house goes... .Would love to. As stated earlier, any one that wants to pay full retail on this place PLEASE PM me. Retail according to the real estate agent I spoke with is 10K.

What you posted made perfect sense to me.  I have also had "AHA" moments that were so profound that I both "lost my words" and needed confirmation of the sanity of the nearly insane enthusiasm produced by the revelation experienced.

THANK YOU ! Some one that has worded better then I could have myself! The good news ( for all the downers especially) is all this has done a "think tank" on my brain. THANK YOU ALL!

I'm saying this as a guy who told her not to apologize for rambling or whatever...

Just because it sounds "mean", doesn't mean that it doesn't need to be said.  I think most of the criticism was "honest" not mean.

You can add this post to the "critical but hopefully not mean" list...

If you think you have an idea that nobody has considered or is doing (your "secret sauce"), you are almost certainly incorrect.  Either others are doing it (in which case, you have your feasibility data) or nobody else is doing it (in which case, it's not as foolproof as you might think).  But, you're only doing yourself a disservice by believing you have an idea that hasn't been considered before.  While it's possible, it's highly unlikely.

With that being said, your options are to keep it a secret, try to develop it yourself and learn all the lessons that others have learned before you, slowly; or, let some experienced people know your "secret," and let them share with you why it's not really a secret after-all, potentially saving you lots of time and energy.  That way, if it's something that's not being done, you can more-quickly get to the understanding of WHY it's not being done, and focus on solving the issues (or find a new strategy if the issues are too daunting).

The fact is, if the only advantage you have is "first mover" (you came up with it first), you don't really have any advantage given your lack of experience.  Unless you have an IP advantage, a money advantage or a team advantage, somebody who does have these things will overtake you.

It's easier to make money by doing what others have (successfully) done before you than it is to be an entrepreneur.  Entrepreneurs rarely do it for just the money...

So, my recommendation to you is to find some successful people who you trust in a niche similar to yours, and ask them for feedback on your "secret sauce."  You will likely find that this route saves you a lot of time, energy, and money...and doesn't have nearly the risk you think it does.

What's that old saying... ah, yes. I think I remember it now...

"If you don't have anything nice to say, don't say anything at all". None of the rude comments NEEDED to be said, come on now. I am not saying the entire post made sense... I'm just saying that people should be able to communicate what needs communicating without being mean.

IMHO, What @BA R. should take from this is 1. Action is better than execcesive planning and 2. Share your ideas, gain support from others

    @Jade Davis

That saying is from Bambi which I refuse to take life lessons from lol.  Nobody should go around picking fights but sometimes people need hear that they don't make sense or that they need to change their mindset.  I agree with what you said at the end, about what she should take away from it, and number 1 was driven home the hardest by some of the criticism.

I slept on this for 2 days tryign to shorten it. Apoligies alll around for the length.

J, let me start this with saying you automatically have already EARNED my respect , for no other reason then you started this site to GIVE info to those of us who need it with out any cost . Oh sure there are upgrades in member ship, which I am seriously considering an upgrade on, but the basic info is free. Automatic respect is NOT something I just handout. You do not come across sounding like you assume every one is in a position to just jump in with both feet regardless of circumstances you know nothing about.

As far as the fact if no one is doing it, there is a good reason, you are absolutely correct. The reason is, it is not nearly as profitable as the way things are typically done. It's a huge pain in the butt if you want the truth and I know it. The politics alone will send any person who's goal is just profit running, screaming into the night. Most investors do NOT want to deal with that. I can't blame them. The venue I have in mind is NOT suited to most peoples taste. Honestly, it is not suited to my personal taste. This is a ministry thing. Check out my linked in, Barbie Rede, for more details on that. It will give you the bare boned basic idea.

Part 1 of the “secret sauce” is some intensly creative financing. I have never heard of anyone arranging this kind of a deal. Logic says even asking is insanity in its purest form. My logic is I can't get a yes , if I dont' ask. I figure it will take direct acts of The All Mighty Hisself to get that part done. If I can pull it off, I'm “in like Flynn”.

Part 2 of this “secret sauce” is the market. If my research is correct I should be over loaded with applications from tenants who will meet the criteria I set. Target area is Texas coast. The fact I recently discovered I can write in one day evictions, is a major bonus. Coast is due to blue water capablities.

The challenges are; 1. how hard can I push on certain “ go away NOW' eviction items I would love to put in the agreement and still be legal. I figure there will be an over turn on any property I get set up until things settle out.

    1. How technical can I get in the application process to mitigate certain issues before they happen, and remove or reduce these two potential problems in advance. The details are going to take an attorney.

While I am reasonably sure there is a perfectly legal way to solve the issues in this, I don't see any sense in asking about those issues in the forums since even the most helpful answer cannot give legal advice.

Wealth building aspect is build equity. Paying off debt load faster is in business plan.

Even with 100% financing, we all know there are bills that have to be paid by buyer. I figure best case scenerio out side of the normal marketing is some minor rehab will be needed. I can't put any skin in the game until I sell my house. Even if I talked to my banker, it's a small home town bank. They do not do out of state loans for any one except the “big boys”. There is no reason to believe anyone in the BP would consider me as a partner since no one knows me and “my skin” is not liquidated yet. Same thing as far as any potential investors on BP, especially with what I have in mind on financing While it is a win win, until I get some legal answers on a few other minor points, talking to an investor even if they were interested, debt cost was in my ball park etc, would be a waste of their time. All of this takes time. My clock won't start until I have cash in my pocket.

Yes, I have seriously considerd selling to a local slumlord. That is probably NOT going to happen. Around here , EVERY ONE knows what they do. They give you a song and dance that it will take x dollars to make it rentable , when they have no intention of putting one red cent into the property, RTO it at 20 x or more of what they paid with a contract from you know where. The real insult is if they offer 1 K they act like they are doing you a favor. How do I know? I checked this option out long ago. To make it worse on a regular rental, they won't do any thing. ZERO maintence is the rule. Around here the term RE investor equals slum lord.

J, normally I would not go into this but since your the owner of BP and you hopefully realize I am not trying to use an inappropiate forum to solicite this property, heres the scuttle butt. I'm purposly leaving out details to make sure no one misconstues this as soliciting a buyer.

Yes, I am seriously considering getting the PRO member ship, advertising my house ( at 60% of current retail). Bids for the repairs needed average 3-4K for labor and materials. To be fully updayed figure another 1300.00 ( electrric) The ROI is good. If you look at it purely as an investment place, as in ROI, based on local rents or on a RTO. So far what what Im seeing in the articles and books, SFR is not looked at like commerical so that probably is not going to impact any ones decision on buying this place. Depending on debt load, the numbers I crunched say cash flow is pretty darned good. The comps stink from the tax sales and all the "1K is all we are going to offer", slumlords.

If I was going to be close enough to actually manage this place, I'd put my plan into action and be pulling cash out of it in a heart beat, except for one needed resource that simply does not exist locally. That is a KEY part of the " secret sauce". When I put it all together, I'm figuring I am going to have to go to plan B on my exit strategy and do a RTO. Not happy with it but.....

As far as the other parts of the plan, its the same old boring burger every one is doing. Buy cheap with 100% seller financing if I can get it or as little cash up front as possible and if they cant work with my numbers , move on to next deal. The “secret sauce” is nothing more then the terms of the financing I hope to pull off and getting butts in the seats.

I'd bet money most investors would no more be intersted in this kind of a deal as far as the buy and hold part then they would use 100 dollar bills to light their furnace. But I'd also bet there are some out there that may have already figured this one out and given the details, find it opens up deals they previously walked away from. As I said earlier, eventually the cat will get out of the bag. It ALWAYS does. Thats fine. Keeping my big mouth shut on details may or may not work. If some one beats me to it, oh well. Hopefully no one else puts this exact same combination together and I can get my feet in the door and get setup wth at least a few properties before the cat leaves. I am not looking to be some intensly huge conglomerate over this phase of the long term plan. That part I already have scoped out. The reason this post got written is I had a MAJOR AHA! Moment and wanted a sanity check. THANKS to one of the responses I figured that out! It literally blew me away! Had I any idea it was going to snow ball like this, I dont think I would have posted it.

Any way thanks to all who responded.

    Just one VERY important clarification...

BiggerPockets is NOT my site.  This is Josh Dorkin's site, and I think it's safe to say that he's earned sincere respect from all of us...

That said, there are a LOT of people here who give information/advice at no cost...

@BA R. I think some people, including myself, are challenged in understanding your thoughts because of how they are presented here, in written form. Your fluid, stream-of-consciousness style is very Faulkneress and can be challenging to read for some. Personally, Faulkner's books were some of the most difficult ones for me to reads because my mind is wired in a different way. But once people get to know the style, and the writer, it can be an effective way to communicate... he did win a Nobel Prize for crying out loud.

If you are struggling with visualizing your plan (or maybe communicating your plan to others), I'd like to offer a potential solution. I have been using mind mapping software to help me finalize my 2015 goals, my organization structure, my business plan, etc. My personal choice was Freeplane, but there are a ton of choices out there. Even a white board or piece of paper will do.

The idea behind mind-mapping is it is visual and uses few words. Pictures are used, drawings are used, ideas are flowed. You don't have to spend time worrying about whether the receiver of your idea can understand local jargon or run-on sentence structure. All they have to do is visualize your picture and put it into their own words. It can help them understand much faster and more thoroughly.
