Hello, my name is Omar.

I am a physician. i have some capital and would like to get setup with group of investors. i am open to BRRR, rental properties. my time is limited unfortunately because of my occupation but i would really like to network with likeminded investors. i would prefer to stay local (so i can atleast look at places) but open to out of state if the deal and (more importantly) the people/fellow investors appear credible! thank you for your time

Hi Omar, since you're open to both local and out-of-state deals, I would suggest starting by connecting with local groups or real estate meetups where you can get a feel for potential partners. You can also leverage platforms like BiggerPockets to find experienced investors who align with your goals, especially for BRRRR or rental properties. Once you've found credible partners, they can help manage the active work while you focus on making strategic decisions.

    Hey Omar, welcome to BP! It’s awesome that you’re looking to put your capital to work despite having a demanding schedule — a lot of high-performing professionals are in the same boat, and real estate is a great path to long-term wealth and passive income. Since your time is limited, partnering with experienced investors or joining the right group can definitely help you get in the game without taking on the full operational load. If you're open to out-of-state opportunities, I'd recommend taking a look at Columbus, Ohio. I moved here from Portland back in 2020 and now own 10+ rentals — it’s a landlord-friendly market with strong job and population growth and a lot of investor activity. We’re seeing huge developments from companies like Intel, Amazon, Google, Honda, and Meta, which is fueling both appreciation and rental demand. You can still find solid deals in the $130K–180K range that hit the 1% rule and cash flow from day one. The key will be surrounding yourself with a trusted team (agent, PM, contractor, lender) and possibly linking up with other investors through partnerships or joint ventures if you're looking to be more hands-off. There are a lot of networking opportunities here on BP, and also local real estate investor meetups (virtual or in person) that are great for connecting with like-minded people. Happy to connect and answer any questions you have!

     If you can help it, definitely stay local/close, if possible for your first property. If not, then OOS would be a good way to go, but finding a (vetted) investor so you can just be a limited partner is best. Watch for spam

    @Omar Waheed  Welcome to BP

    If you have capital you might consider lending to others. By definition a break even deal means the lender gets paid but the investors earn nothing. Lending is a safer position.

    You might also be in an income bracket that makes you an "Accredited Investor" This allows you to invests in larger private deals others don't have access to.

    Keep reading and listening here and your options will start to become more clear.
