Property managing a short-term rental property.

Property managing a short-term rental property.

Hello all!
I recently worked for a property management company where I was a site manager for a apartment complex.

Now I'm interested in going out on my own and starting a business. How do I go about it? I received an email from a potential client who has a short-term rental property and they are looking for a property manager and asked what my rates and what I offer would be. I am new to all of this and want to provide a service! Any tips would be greatly appreciated.

Are you properly licensed to be a 3rd party manager in Tennessee?

    Hey Alexis,

Annual rental residential management and short term (vacation?) rental management are not at all the same. It sounds like you background has been in the annual rental management. Short term vacation rental management is not real estate but is hospitality. STR management requires very different skills and abilities from annual. The annual rental management is really about lease and property management - getting the tenants to do what they are supposed to do per the lease. The STR is more market oriented and pricing. It is also about solving tenant renter's problems quickly, so your availability is paramount.

You will also want to understand and comply with TN laws regarding licensing for either of these ventures.   Good luck.

Hi and welcome. I bet if you change this to the Short Term Rental section you will get more responses.
