How do find out what rents are ?
It seems, when I am looking at duplexes to buy, the one that are rented are below market. Why does someone do that?
I found a property in my hometown that I will manage from another state. I have support in my hometown and can get maintenance issues handled fast. I am looking at a duplex with below market renter in one side and vacant in the other. The area is at the cusp of gentrification. I firmly believe in next 5 years this area will be " Highly desirable" for young professionals that like walking into downtown (Wilmington) having there social life near by.
I know what I need to rent out at to make cash flow . Where do I find data to find out the rent? My agent is a go getter. She is local. She said the area is still a little "sketch" but is improving.

Hi Charlotte! Your agent should be able to provide you with the rental rates via MLS data to help calculate the cash flow :)
