First time investor looking for information as I start this journey

Hello, I’m a first time real estate investor in the research and saving phase of this new journey and would love to get some advice and tips on my next steps. More information about me I live in the central Florida area, I bought my new construction home that I live in around 2021. I have a 3.5% interest rate and about 85k-100k of equity that I would like to use as a down payment for my first rental property. Like I said I’m still in the research part of this journey and I’m still figuring out which is the best way to access this equity. I’m aware of a HELOC, cash-out refi & a home equity loan but would like to get a better understanding of them from people who’ve actually had experience using these things. Any information would be very helpful and much appreciated.
