    Welcome Jim. I own a rental in Jacksonville so I'm very familiar with the area. BP is great and I've already learned a lot. Be sure to read all the material they've masterfully made available here. It's extremely helpful!

    Hi guys it great to meet you, I am eager to get started making and closing deals. I most defiantly want to network with each of you. I am a rookie, but I come to the table with 30 years of construction experience. you might say this is my next step in evolution. I have several deals in the making and waiting to get them under contract. I would like to know who the buyers are, and wholesalers are. I would like to sell as well as co-wholesale if you have buyers. My objective here is to make money for everyone, not own whole the world. Lets start making deals!!!!

    I see you are from alabama why do you have a proprty in jackosnville? How is the long distance landlording work for you in the jacksonville area? Do you self manage or use a manager?

    John, I can tell you I own several rentals in Jacksonville and live very far away in Oregon. I can tell you that good property management is key to out of state investments, and with that it can work out really well, as it has for me thus far.

     i am from jacksonville, FL so alerted to this thread because of the city name, but I bet that Jewrel is talking about Jacksonville, AR. Just a guess. And Larry's properties are in FL, to add to the confusion. :D

    Greetings Jim.  I'm currently living in Virginia but own two homes there in the central area.  One actually in Cabot.  Freshly rehabbed and now renting it.  Is you strategy wholesale only?  Sounds like you are on a roll so far.  Do you attend Real Estate Meetup groups in your area?

    Hi Jonathan, I just started real estate investing. I've yet to complete my first deal, funding is my biggest  obstacle. I have several properties I'm looking at but not haveing a private investor makes it extremely hard to flip it without making payments to say like a hard lender. I've been looking but no one's step up. I'm willing to split the profits 50/50. So, without a private investor I have to focus on wholesale. having been a contractor for over 30 years I thought flipping houses would be a breeze,  not.

    I will soon be relocating to the Cabot area! I'm currently in Jonesboro AR.....looking at a few rehab properties to do some house hacking by living in it and taking advantage of any USDA loan options. Then holding for a few years as a rental as soon as I can refi.

    Welcome Jim Martin. Cabot is an active area. Be sure to go to the REIA in Little Rock. Best place to meet investors.

    I agree with Kathie. The Central AR REIA is a great place to get involved (http://www.meetup.com/Central-Arkansas-Real-Estate...) when you move to Cabot.

    @Jim Martin I came across this post from my “Cabot” search. Are you still pursuing a RE investing career and making way? How’s the market out there? I spent some time in Little Rock and love the area. I’ve been researching and looking into long distance investing in your market. I’d love to hear how you’re doing and have done since this post.     @Hadar Orkibi, thanks. I don’t have one direct question but more wanted to see how Cabot was and if he had found success there. I visited there a few years back and it’s always been on my “follow” list of areas I’d like to invest in. I’d be doing so long distance and would like to hear from someone with boots on the ground. I love the numbers I come up with but wanted to talk to someone actually investing there.

    Do you or know someone that does? Again, thanks for reaching out.

    Personally @Kyle Tipton i don't invest there, i hear its doing well, there is reasonable growth. 

    Anyway, if you are out of state you can invest anywhere..... try contacting @Paul Thompson he may know investors in Cabot.

    Central AR. Little Rock Metro area. for some reason I didn't consider Cabot, its a bit far out and smaller for me.

    @Kyle Tipton I actually live in the Cabot area! I love it, I have bird dogged a few deals in the past but over the last 6 months I honestly didn’t have much time due to international work travel. Now I’m at a different company and will pretty much just be traveling throughout Arkansas for my 9-5 (medical sales) so I’ll probably try to work on a few flips, bird dogs, buy/holds, etc. Let me know if I can assist any!

    @Hadar Orkibi I like the Little Rock area too. I think if Cabot works out and I’m able to grow, I could see moving into multi family in Little Rock. I really like the area. What type of investing are you in?
