AFTER GETTING MORE DEALS UNDER CONTRACT I'VE RUN INTO THE "RURAL AREA" ISSUES. THE NUMBERS ARE THERE BUT THE INVESTORS ARE JUST NOT INTERESTED IN LOW POPULATION CITIES.
WITH PITTSBURGH BEING THE CLOSEST BIG CITY (40 MIN AWAY) SHOULD I MAKE DEALS THERE ONLY OR JUST KEEP FINDING GOOD DEALS HERE AND WATCH THEM GO TO WASTE?
PEOPLE HERE HAVE A HARD TIME GETTING FINANCED SO THEY ASK FOR LAND CONTRACTS. WITHOUT THE FUNDING TO BACK THE DEALS SHOULD I FOCUS ON BUILDING A BUYERS LIST FIRST? THE DEALS ARE NOT BRINGING PEOPLE IN , THESE DEALS ARE 30-40% ROI WITH NO INTERACTION.
@Jonah Wilson Many Investors are interested in areas that not only are priced low to buy into and provide a great ROI, but that are also in areas of growth. Many are looking at those up and coming neighborhoods where revitalization is going on, where there are many amenities for their tenants, and a strong market for resale. @Jonah Wilson Yep the Pittsburgh REIA has members all over the metro area. It is still hard to sell rural property but we have a buyers list just waiting. PM me if you want more details.
