Hello BP family, I've been looking for some good skip tracing sites for finding sellers contact information after doing research on their properties. Do you guys have any suggestions for someone starting out on what I should be paying and how many searches I may need a month. A couple that I found were a little pricey or I'm not able to use there contact information to make cold calls. So besides spokeo, beenverified, find the seller & private eye is there any good ones out there. Thanks

Hey Jonathan, have you tried free sites like: - www.findpeoplesearch.com? Also, you can checkout this great article by @Seth Williams about skip tracing. - https://retipster.com/skip-tracing/

Are you looking to trace one by one or in batches (by uploading an excel file)?

I use LexisNexis. They have a program called Property Owner Phone Number Batch. They charge $0.25 per hit (can return up to 5 numbers for each name and address on whatever list you submit) with an $1800 annual minimum (7,200 returned hits). This approach is more expensive (average of $150/month but will vary depending on how often you submit new lists) than Spokeo, Beenverified, etc. but in my experience those sites, more often than not, either don't return phone numbers at all or return incorrect information. I find it is worth spending the extra $120 or so a month to save time weeding out bad contact numbers and wasting large chunks of lists.

@Indy Smith Ok thanks, I didn't know LexisNexis had this option I will definitely check it out.. Do you know if you can search by uploading an excel sheet or you have to do it one by one..

Hi @Indy Smith - Im new to BP and have a new need for a skip tracing freelancer. The LN product seems very involved to get started (a rep has to contact me for a demo etc?) vs just signing up for a service.
Did you have to engage at this level or is the Property owner PNB service located somewhere that Im overlooking? Any others you recommend?

Hi Brian,
I did have to go through the set-up process, it is more involved to get started than some other services because you have to do Do Not Call Registration, but once it is up and running it is simple and very user friendly. My lists usually get returned within 5 minutes of submission (which I can do myself online) and I am off and running.

@Jonathan Jackson I've recently been getting involved in this space and was told to work around with how your budget/time allows you. REIskip.com has worked very well for us however if your on a tight budget then try truepeoplesearch.com. All the best!
