Looking for recommendations for Property Managers in Indianapolis. Have properties throughout the City, so would be hoping for someone willing to serve Section 8 as well as better areas in Lawrence and Warren townships.

Hi all, I took a look at this thread when choosing a manager and ended up going with BHB based partly on the good feedback here. I just want to say to anyone looking at this thread that I do NOT recommend BHB. They're cheap, yes, but first off their communication is terrible. Every time I want to get in touch with them about something they probably average about a week on their response time, and I have to send the same emails again and again. Their repairs are poor quality. They consistently make errors on their statements. And I've had a unit that's been open for 6 months - not a good sign. I'd give them a D- overall. I recommend staying away.

I say that I've been using BHB for a short time now and have nothing but good things to say. Larry is fast to respond to me and honest, he had extra money I didn't know about from a larger deposit then I thought and he knew it but he told me about it instantly. I appreciate honesty a great deal. He also knows Indy like the back of his hand and has properties on or near many of the properties I look at and consider.

Feel free to check out Paul Reese with Dawn til Dusk pm. I've been using him for about two years and have been most pleased with him out of the, unfortunately, three others I've had to suffer through. Best of luck.

This was a good thread regarding Indianapolis Property Managers from about a year ago - anyone have updated views or opinions? Over time, views and opinions often change. Personally, I utilize 3 different management companies in Indianapolis because each company has varying strengths & weaknesses and different management companies are appropriate in different situations (location, amount of renovations required, etc).
@Justin Joseph How did your experience turn out with Discover? Did they live up to your expectations?
Just now reading this thread but wow. Very good information. Now I see that its been a year and I was wondering how well Discover and/or BHB were doing for you.

Hi gang. I was wondering if anyone had updated recommendations for Indy property managers. My current management company is long overdue for termination but I've had trouble finding a replacement. My properties are rehabbed SFH in C- neighborhoods. Thanks!

@ Shawn McCrillis I use BHB Property Management. I've gone through 5 property managers and have now been with BHB for 3 years. They're a decent bunch of guys, all currently Lieutenants in the Indy Fire Department, and I trust them. They'll work with you if you want something your way. I had an issue with them initially with their accounting, (I am an auditor in finance) and every month had a challenge with my P&L, however after I asked them to pay me at the very end of the month, things got much better. (BTW- They used to pay the 2nd week of the month). Hope this helps...

Anyone know of any property management companies who will do more than input your property into app folio to get it rented?(e.g.. craigslist, local papers, local bulletins) I have one of the mentioned PM companies above, for the last 4 months. not very impressed.

Specifically, I am looking at Lawrence and Beech Grove. I called Red Door property management and they took a few days to get back to me but their operation *seems* to be good. I'm out of state and this is for a first rental property. Thank you very much.
