@Kirbi Campbell
To convince my wife to let me buy one more SFR. We have 10 and she says I don't need to get anymore. I feel like a kid begging his parents for a new toy. Lol

2021 Goal: add 300 more doors under management between Denver and Colorado Springs. The most we've ever added in a year is about 100. This year we are going to make a statement.

@Kirbi Campbell Great question for some engagement! My goals are to learn as much as possible about REI, purchase a property with my father, and go into overdrive hunting for deals here in Wisconsin and maybe elsewhere.

I want to purchase my first property and house hack. I would like to do a mid level rehab on a house that I'll probably have to find off market. The Raleigh area is getting expensive but it I have a family member that will help me buy a house with cash, then I can refinance it after it's up to a lenders standards and pay back what I've borrowed plus some interest. A duplex would be ideal, but it's looking like I'll have to settle for a SFH. I've been driving for dollars and built a list of about 50 prospective homes that look distressed. I have to research some of them still. After I build a list of 50-100 absentee property owners I'll begin mailing out hand written letters.

Get my 1st 2 STR properties under contract and renting out. I am currently looking in a couple markets and still gathering data. Once I find the right property will pull the trigger.

Would like to purchase additional investment properties, a home we could use occasionally on the water or near. The Long Island prices are very higher due to COVID and city folks migrating so we will see when it happens.

1. Renovate: Finish all our active BRRRRs, cash-out refinance 2 and stabilize rents. Make sure we're keeping our DTI acceptable to keep qualifying for conventional when we need it.
2. Earn: Increase yearly Realtor income 50%. Add more content to our website and blog.
3. Save: Start refunding reserves and our war chest for if/when that buyers market finally comes back around.
4. Buy: Whether the buyers market does or doesn't come, purchase at least one more rental, ideally a small multi, to get us to 8 properties.

@Kirbi Campbell read 2-3 books a month, and buy my first rental property. Need to set aside some more time in the mornings before 5 a.m. I’m most productive in the mornings and I’m at the gym by 6. Giving myself more time in the mornings I can focus more while the house is “quiet “.
What are your goals this year and what do you plan on doing to teach them?
