Thanks for asking and glad to share my goals! I've spent the past several weeks thinking about 2021.
1. Fix and Flip my first property that is currently under contract with a 50/50 partnership. Both of us walk away with $10,000 minimum, stretch goal is $20,000 by end of August.
2. BRRRR three properties and turn them into STR/AirBnB that are fully managed and completely passive in the next 9 months. Cash flow enough to cover our debt payments while we travel (~$1200)
3. Prep my current home for AirBnB with light remodel and furnishings by September. Enough income to pay down mortgage and cash flow average $300 a month.
4. Intern at a top tier Real Estate brokerage and earn my Florida Real Estate Agent license.
5. Travel Europe for 3 months with my wife to celebrate the end of my Military career and the end of her Family Medicine residency.
6. Increase my skills, knowledge, and confidence in real estate investing with my buddy @Anthony Catoni
@Kirbi Campbell Complete and close on the four-plex I’m negotiating on now.
Get my Airbnb room in my current home up and running as a house hack for added income.
Close on 6-8 more doors in Multi-family situations throughout the year for a total of 12-16 units by the end of 2021 depending on what turns up, hopefully larger buildings with more units instead of SFH.
I’m excited to finally be in a financial situation with some liquid capital to work with to make some of these goals a reality.
I want to expand my portfolio from 2 properties to 5 properties by the end of 2021. So far starting with the simple things of just making sure my accounting and everything is all in line. Looking to start some direct mailing early next year.

Looking to find my first deal using creative financing with little to no money down. Been researching strategies but haven’t been applying anything or reaching out to homeowners to discuss possibilities.

Purchase at least 5 more properties and finish writing a book. Also keep working out every day, expand my network of friends and acquaintances that live in my area, and get to Japan.

Great forum going on here. Made me think and 'actually' write down my goals for 2021
- Refinance my purchase from 2020 (that are now rehabbed and rented) and get cash out , finish the BRRR circle.
- 8 doors in 2021, with most of them coming from North Carolina, really want to enter this market, Greensboro, High Point, Winston-Salem, Fayetteville, Goldsboro, Rocky Mount
- One fix and flip in NJ - well need to fund the purchases in 2022 too :-)
