This is my 10,000th forum post on BP Nation!
As a long time member and contributor to the site, I am quite proud of this accomplishment and I have seen this site grow tremendously over the years, particularly this year as more and more members join at a more rapid pace. We just hit 525,000 forum posts as a community which is also a great accomplishment. Not bad holding 2% of all posts with my 10,000.
I am looking forward to the next 10,000. Many people thank me for helping them in the forums, I want to thank BP and Josh for this incredible community that has done as much for me, if not more, than what I am personally thanked for.

Will, haven't figured my average posts, I checked out your profile to prepare for this party knowing you'd hit it.
You've been here about 19 months before I got here, that's probably the difference. The last month has been slow and it's still cold out, bored too! I'm on here waaay tooooo much, I'm getting lazy too .
I remember many members when they got here on BP. Many have advanced so much compared to where they were when they first got here. Several here are now held in high esteem giving very good advice, won't mention names, but you can tell that the BP Nation has made a difference. It's been a real effort by so many, all the cussing and discussing, you're certainly part of that Will. It's just that I've been here long enough to watch the transforamtion of many of the members and watched them grow and become great advisors themselves!
BTW, You forgot to mention BP Papa, Jon Holdman, the leader of the pack! LOL :)

Congrats Will on hitting the big one! Seems you averaged about 4.5 posts a day to get there! Lots of good posts over the years and thanks for your contributions and interesting exchanges over the years. Congrats and thanks! :)

Every Will Barnard is me, with decades of experience as an agent, contractor and developer deferring to your expertise in an area, and bragging about you to someone else! Though a few times it may have meant, "What are you crazy Will?" LOL.. just kidding.
I appreciate your knowledge, professionalism and insight. Thanks for the 10,005 times you took time out to help others!

From someone who spends night and day on BP and still haven't eclipsed the 1k mark - I am astounded by the amount of posts you have Will Barnard! Not to mention all very quality posts.
Whenever some of you guys post I just sit back and shutup and try to learn a thing or two. It's worked so far.

Will Barnard, you think too much of me. The truth is, I am more focused on things not often discussed on BP (things like creating leverage, acquiring blocks of, and improving entity structure for large SFR portfolios, or the eventual securitization of rental income). Doesn't mean I'm not willing to lend my advice when able, but it isn't frequently sought, either. My main value add to the community (ancillary knowledge with regard to the process of flipping via TS purchases) is now only done by the dumb money, so I certainly don't want to advise anyone to do it. The winds of change have certainly shifted, and you know as well as I do that Bruce has been proved ridiculously right over the last several months.

Jake: I'll be honest and say you got my attention with "securitization of rental income". ??? I don't even know what that means.
After some test marketing in Riverside and LA County, I decided to back off and focus on my main farms and some newer ones closer to home. However, I still have some active leads in your area (all probate/estate related). As I mentioned to you previously, my leads are sometimes years in the making. Are you still buying in Riverside and and LA Counties?
And, yup, Bruce nailed this one. It's one thing to to read about it and think about it. It's another to be selling and/or buying in markets that are just like 2005 again. So weird.
