Starting Mobile Home Investing in Texas (DFW) – Beginner Advice & Connections Needed

Member since 2026 · 2 posts · 0 votes

Hey everyone!
I'm pretty new here and looking to officially jump into mobile home investing, mainly focused around the Dallas area (or anywhere in Texas really).

I’ve been diving into the research side of things, but I’d love to connect with anyone who’s actively doing deals out here.

Still learning the ropes, so I’d love to hear from anyone actively investing in MHs around here.

What’s one piece of advice or heads-up you wish someone gave you when you were first starting out?

Thanks in advance for any guidance!

Hi Fherlyn! I am a licensed Real Estate Agent based in the Dallas-Fort-Worth Metroplex. I’m passionate about helping investors identify opportunities that align with their goals, evaluate potential deals, and navigate the local market with confidence.

Which DFW neighborhoods or markets are you watching?

One thing I’d really pay attention to is the park itself. With mobile homes, the home can look like a great deal, but the lot rent, park rules, condition of the park, and who controls the land can make or break the investment. I’d want to understand how rents have changed, what the park’s occupancy looks like, and what happens if the park raises lot rent or changes its rules. I’d rather pay a little more for a good park with predictable numbers than get a “cheap” home that comes with problems.

@Fherlyn Buagas, let's connect. The one thing I'd get clear on early is how big you want to start and how much of your week you want it to take, since a few homes and a whole park are very different amounts of work and money. Once that's settled, the research starts to make more sense.

If it'd help, I can share some resources and make an intro or two.

    Just sent you a DM.
