Grocapitus - Anyone have experience with them?

Hello,

Has anyone worked with Grocapitus and were their revenue estimates accurate? Any comments on things worked out? I tried searching the forum expecting to find something but was having trouble. Please PM if you've worked with them.

Thanks in advance,

Ryan

Do NOT invest with Grocapitus. Neal Bawa sounds like he knows what he's talking about, but his track record is terrible. Their underwriting is pie in the sky unrealistic and puts little or none of his own money into his deals. I have a buddy who invested in a project in Las Vegas that crashed and burned. They are now selling resulting in a 100% loss for investors.

I invested in a project with Neal Bawa and his former partner Jean-Marc Landau on a project in Buffalo, NY three years ago. Neal and Jean-Marc were supposed to secure construction funds. They were unable to do so and have ostensibly walked away from the project leaving their partners to clean up the mess. Despite their track record, both these guys continue to peddle their snake oil. They have become good at marketing out of necessity as nobody invests with them twice. Avoid them like the plague.

I wish I had read this thread three years ago. I have invested in Grocapitus' project in Texas and it has been three years now. They couldn't get a construction loan and were constantly blaming the cities being tough on their permit process. After three years, they have put a pause on the construction for another year stating that the labor costs are too high now. I don't know if they will ever start construction and if they do how long will my money be locked with them.

At this point, I would recommend to stay away from them until they can show some results with new constructions.

In the meantime, I had invested in another syndication in the same time frame in the same Texas market. They have completed construction and 90% of the units are leased up. A payout of 8% has already been made and they have an exit plan in the works.

So, there is no reason why Grocapitus was not able to get going other than their incompetence.

     Hi Jay,

May I ask if you invested in the Botanica SouthPark?  Or was it another project in TX?

wow, labor costs are too high lol What do they think 2024 will bring? its always cheapest to just do it. Procrastination will only cost them more.

yep. carrying costs alone, but also if its not your money and investor money - some will try and drag it out.

any ground up dev. is the highest risk project *whenever* there's interest rate volatility regardless who is the sponsor/executioner would be.
These are just so basic principle.... even ground up dev project in 2019 is losing value right now due to higher rate.

Last week Neal and the staff at Gro Capitus let us all know that ALL of our Principals were at risk now in the RTP Nova project of the newly built Townhomes.  Originally it was only going to take a year after investing 3 years ago, but the excuses just kept building Quarter after Quarter with Covid Covid Covid, construction costs, interest rates, and then their Facebook Ads not working.  Even as early as this August, they were supposed to send us our original investment back, and then it really took a turn last week and when I finally got Neal on a Zoom call, he was talking another 2 years before it all played out.  The guy should be in jail in my mind, but even with the market and all the other problems that have come up, they could have been straight with everyone.  It went from getting our principal back in the August webinar to our entire principal being at risk a few months later.  The part that really upset me was their attitudes.  Poor us, we worked so hard, we've tried everything, were transparent, but yet we still don't know where things went wrong and why the building still has not been completed.  I really never thought it would come to this. He sounds so intelligent on webinars, but can't even calculate losses properly, how could he calculate profit?  It needs to be discussed in forums like this and shut Gro Capitus down.

This is definitely a scam then with the same pattern in every project. I had a zoom call with Neal and nothing solid came out other than him asking me to wait for 1 more year. Given their poor execution, I asked him what would it take to cut the loses and pay the principal back and he said it would result in 50% loss of principal. Now that I see your post, I could be losing all of it.

Is there a way to reach out to all the people who have invested in these projects and think about a lawsuit? I don't know if we can get anything back as there may not be much left in the LLC, but at least he should be held accountable and not keep doing this.

I read  largest portion of this thread from start to finish.  I will not respond to all  participants, but this has been a very educational read.
I don’t know the people and I would not be investing with this group.
You mentioned, considering starting a lawsuit. If you did start a lawsuit against the man, it could help guarantee you would not get your money back… is that what you want? (The only winners in most lawsuits are the attorneys.)

This is just my opinion as having no dogs in this particular fight.

This person in particular has no previous real estate experiences prior to 2015 except his own rental lol

that company that he work for also doesn’t have integrated vertical system to build and manage properties, so it is easy to understand why his investment gone kaput.

we have too many newbie Lp investor also that think just because they are rich from tech they can blindly invest as LP somewhere without due Dilegence…. These are kind investor that he is chasing for

it is very easy to understand why this guy is falling  lol

I give you one example :
    a) what he has been teaching in multifamilyu.com is outright dangerous for newbie investor. He told investor to invest at ground up dev. while cap rate is below SOFR/interest rate
    b) His project is like 75% LTV with 7.5% fixed and purchase at 3%-ish rate LOL
    c) well at least he's not using floating, but still, asking LP to invest at ground up dev is crazy

    D) you only one chart to understand CRE, buy only when everything is streamline, buy when cap is declining after period of stabilizaiton , buy when fed rate going down or stable. In 2025 we will have cap rate at 6% for multifamily and 3.5% Fed rate, that's positive 250 spread.

If you invest now with cap 3 and rate at 7 that's negative 4 and guaranteed investor lose money LOL why invest now LOL

Also Joe what he never mentioned in any of his "class" is that .... nationwide CRE default rate has been increasing 400% in 2023 compare to 2022 for office asset class and 100% for multifamily, 2% loan default in 2022 and now 4.5-ish almost 5% ; the actual number of apartment that has operating DSCR<1 must be much much more larger.

Here's the latest data on number of loan default as of today.

I think this is a very accurate description. Other than his multifamilyU, he also puts a show by going to different investment clubs and workplaces. For a new investor with tech money or any other money, it is going to be tough to learn everything theoretically and identify the right investment. That is not a defense, but people learn better through experience and that is being taken advantage of.

Most tech high-quality Tech coders are very good in .......... coding , making code efficient, calling different system call library and make optimization such as comparing performance in multi-threading environment, verifying ASIC logic with different memory size lol , in short most tech folks fits into Chief Architect capacity.

But for real estate due diligence, LP need to have Chief Financial Officer capability, ability to read and understand financial proforma, forecasting revenue and understanding macro economic compact with certain interest rate sensitive. These guy is talking a lot about how great the city in his targeted investment but very little time going deep dive into his Financial.

Our friend Grocapitus is targeting the naivest tech-background rich folks that's rich in equity but poor in financial analysis capacity (and bit arrogant too sometimes because they think because they rich due to tech so everything else was easy).

Our friend here  likes to cherrypick market stats that's irrelevant for his investment at his deck. One question that I always ask GP is that ... how is the structure of his company. Who is the PM. Who is the builder. Who manages the accounting. How many deals per year ? ... our friend here is only having operating partner in different project, that's hell of difficult task to do because you can't control your partner if they're not under your payroll. And he invested n different state/city simultaneously.

If there're two syndications that can offer the same IRR , with conservative underwriting and integrated company , who would you choose ? a 3 person company or an integrated good-structured company with 82 employees ?

Lastly he likes to marketing himself as so called "Uber Technologist in MultiFamily" hahaha.... I would run away quickly with folks that's self-proclaiming like that.

Sorry guys, rather than investing in random syndication, better way to just buy 3/1 rental in Fremont next to his house, it's only $1.2 mil.

Anyone here invested in the project The Grid in buffalo NY with Grocapitus?

    Was there exit for this?

Was the refinancing done and capital returned in year 3?

Was the brownfield credits distributed in year 4?

I want to know as the partnership is between same two parties Neal Bawa and Blackfish as Rails on Main project that I invested in with Financial Attenement.

Official answer from Grocapitus - The Grid in Buffalo is built, leased, refinanced with sub-4% interest rate and 100% of investor equity returned, and is cash flowing, for over a year now. We plan to hold for another 2 years, and expect to beat our proforma handily. Apartment.com review are 4.8 out of 5 - https://www.apartments.com/the-grid-buffalo-ny/px3dlet/

That’s very nice. There is hope for me yet. Though looks like the exit for this is delayed by 2 yrs. Trying to keep my hopes up.

Harish, since you recently asked for the status of our other Buffalo project (The Grid, see status above), this is also a good time to bring this string up to date on the current status of the project that you are invested in (Rails on Main). The attached snapshot tells the whole story, and the pictures of the near-complete project. My fingers are crossed for a fast lease up !!

The MO of these guys is that GP keeps reporting that it lent own money and then taking out any incoming money away.  Nothing goes to LPs ever. I wish they should force GPs to add money as equity instead.

The attached snapshot tells the whole story, and the pictures of the near-complete project. My fingers are crossed for a fast lease up !!

I have had some time to think over this. As of today almost 7 years have passed.  Not a penny has dropped to me or any investors. While Neal has profit shares of 600k already which were Donated to Dave. That’s 4% on investor equity of 15m. Dave, Jean and others must have same or more amount. So in effect investors already lost 15-20% of money. The syndicates do not report balance sheet information so hard to track. Abstract progress like construction started, completed is not useful at all.

At presented IIR - my money would be 4.5x by now. The 10% preferred itself is more than equity by now. The assumptions are incorrect by a mile.

I believe chance of IIR of 25% is 0 now. The project looks like will need another 3 years to distribute the principal back. And excess over preferred is looking less and less likely.

    Overall a disaster.

Another quarterly update and another slip/delay/below plan message.

Seems normal to hear these… anyway as I already said in previous message, the ROI upside to pro-forma seems very difficult. Even promised ROI seems difficult to achieve.

Looks like they are doing this on many projects. The same message sent out to many investors in different projects. Not providing updates and the projects going nowhere. But, new projects are being announced and more investors are solicited :( When they can't handle what they have on hand, how ballsy are they to seek more investors and more "projects"? Seems worse than a Ponzi scheme.

Important note - All the negative comments about Grocapitus in this string are not related to Grocapitus performance. They are for a past company called Financial Attunement, where Neal was a minority partner from late 2015 to Feb 2018. Grocapitus has an absolutely stunning profit track record over 7 exits (see below) and 800+ happy investors in 31 projects.

I am not happy with Grocapitus because they are changing the purpose regarding the use of funds which they raised Capital for without my permission.
