Has anyone ever worked with the hard money lender Xpress Loans 911?
Did they help close any of your deals? I have one where they are looking to help finance $500.5K but I need to pay a $4995 commitment fee. Any thoughts? I'm nervous about doing this. Need some guidance...
No offense but this is crazy stupid.. no one charges 1 point up front just for a commitment fee .. its just not done like this in the industry.
This turned negative real REAL quick
Robert last comment.. I have some pretty good back ground in HML and although inactive hold a NMLS license.. which is required in 12 states along with state specific licenses to do loans on 1 to 4 unit non owner occ or owner occ.. I know many lenders who come from states that are the 38 or so that require no license get caught up in this and will get cease and desist and the bigger HML if you do check their website you will note NMLS and state license were required Lima one is not going to pay you in a state that requires a license I know that. .. so when U state you loan in 48 states.. and when one checks NM LS and you are not licensed that is telling.. I get the broker stuff I do.. I have a real estate license but don't really use it.. But have owned 2 HML companies over the years where we loaned our own money no brokering.
Unfortunately the pump and dump advance schemes are a live and well right now.. again not saying you don't actually close stuff.. But i just had a client in Seattle send 6k to a fake lender he found on Bp and he lost it.. And of course if you follow Do Hard Money they require 3k up front and some get on BP and say they can never get funded as the deals are not good enough.. Which i get it. 100% financing has to be rock solid.. but those investors who try this stuff usually have to put the advance fee on a credit card then are further in the hole.. or like this guy who was risking your fee and 15K in EM.. when in Fact you have zero control over the funding your relying on a third party.
Bottom line its like flying a small plane you just dont know what you dont know until your in the middle of a crisis.. LOL.. I know I flew small planes for 30 years.
So if your lending in 48 states and actually closing loans in that many states and taking compensation in the ones that require licenses, for instance
Oregon California Nevada one of the Dakotas Tennessee etc.. then your not doing it within the guide lines of the law.. With Nevada being one the prickliest ones..
And for sure Borrowers withhold info ALL the time that is just a given.
Jay thank you for you comment we comply with all State and Federal Laws. Jay just like your a business owner and real estate and mortgages let me just state I am NOT a broker I follow all Federal i quote again all Federal and State Laws and Compliance. Looking at your history and feed back from others doesn't seem like you have make others happy but I am not here to bash other people as I like to maintain professionalism transparency and not feed into all the negativity on this page but it seems as if you have a lot of negative reviews. So trying to again have people think that your so innocent professional business owner I have been in Lending since 1993 as stated we all have different types of backgrounds and experience as we are all in the same line of work you seem to enjoy being such a negative person please see below:
Jay HinrichsJay L Hinrichsis rude and a guy with lot of pride(
I contacted Jay Hinrichs for some information on my real estate matters. I am an agent and was looking for an assistance as I had started fresh. I came to know about Jay Hinrichs from one of the websites that talked about his great acumen and experience in the field of Real Estate. I was impressed by Jay L. Hinrichs profile and before calling him, I gave his book a try.
There were talks about his book ‘A perfect storm’ in various forum and after reading the book, I did not get anything extraordinary. I was disappointed after reading that. I was expecting a lot of knowledge from the book, but it was plain. The answers that I was looking for, was not there and somehow, I thought of meeting Jay.
Before that, I called Jay Hinrichs for guidance and then scheduling the meeting with him. I called his office three times, but couldn’t reach him. After a week, I got a call back from him as I had left a voice message. He called back. I told him about my business and asked if he could take out some time to discuss things with me related to my business.
After listening, he made fun of me being naïve and immature. He also suggested that I should look for other options as my business was not doing good at all. He denied meeting me as it would have not made any difference to his business. I thought of him as a gentleman, but after my first call, I was very dissatisfied.
Before hanging up, when he has talked a lot about his success and the way he made it big, he suggested few things. I should say, he was trying to show off his capabilities and wealth that he has gathered in all these years.
What he suggested were few real estate tricks that every scammer knows. Actually, those tricks were not for someone who is looking to start a clean business and make money with genuine effort and hard work.
I did not say much. After disconnecting the call, I checked more about him on internet and found his great portfolio in front of my laptop screen. I was amazed at how these advertising works. It can turn any arrogant person into such a gentleman that people start looking upto him.
Before I called him, I had already made an image of him in my head. He broke that image and created a new one which is scary. I will never call back again, and I am thankful that I did not discuss few deals that I was going to close. I am sure he would have asked for those details as well. I think, he is more of a profit-making machine, either ways.
I would never recommend his services and suggestions to anyone. I can do better without Jay Hinrichs. He is not at all a good guy which he pretends to be.
Here is the 2nd one also there is a lot more reading material against you:
JAY L HINRICHS, JAY HINRICHS THE SCAM ARTISTNov 3, 2017 | People Reviews | 0 |
SCAM SCAM SCAM! This guy is a con artist, just like the millions of others out there that are starting seminars to get ahold of other people’s money to use it for their own investing. Real estate is a pretty common knowledge and general topic. Jay Hinrichs book and education have nothing special to offer. If you do business with him, you are only going to be giving away your money, and you will be dealing with a narcissistic, male chauvinist, a** hole.
Too funny i suggest you look at the reviews of the many people on BP who have left them on this site.. or the 45 THOUSAND up votes that BP members have given me.. enough said but one thing is for sure this thread will go up to the top of google and I can see why your worried about it.. fact is your not licensed so no defending that in states that require licenses so you cant possbily lend legally in 48 states as you state..
LOL Cool story @Daniel Zappas. I actually think that you're a fake profile management put up. No pictures, just like Jill & Robert. lol What do you have to hide? lol Google will SEE THIS!!
Jill, as a lender, you do realize it is ILLEGAL to give out his personal information! How unprofessional are you guys?
Recently heard about this company as well. So, I am thankful to all of you who posted your experience with this company.
I am averse to paying up front fees to lenders, I probably would seek out others and have them as a last resort. Good luck everyone.

Good choice rose! Learn from our experience
Hello, I am currently working with Express Loan 911. I still haven't reviewed a post that someone has completed the process until the end and purchased a property.
Oh boy am I glad I found this thread as I started researching Xpress. Called them to inquire about their loan programs, dude on the phone was pushy, wanted a "commitment fee (1 point)". I'll be looking elsewhere. Good luck all.

It is hereby alleged that the entities noted above are doing mortgage loans and real estate transactions in North Carolina without a license.
On 20 November 2020, Robert Berg was contacted via telephone in regards to the status of a home loan/mortgage that was brought to my attention by my wife.
In October 2020, my wife paid $1,500.00 up front to begin a mortgage refinance on one of our homes via a mobile app to Jill Berg.
In addition, my wife paid $525.00 to Appraisal Nation for an appraisal via Xpress Loans 911 LLC as part of the loan process.
We don't want the loan, Xpress Loans 911 LLC should not be servicing loans/mortgages in the state of North Carolina if they are not properly licensed.
When I contacted Robert Berg at the telephone number listed on their business filing we had a heated exchange over my concerns and to stop the application, loan process and to issue a refund. He asked for my email address and telephone number which I gave him. His attorney contacted me via an email stating that she advised her client not to speak with me.
Mr. Berg and his attorney have been informed that a Power of Attorney is in place and a certified copy filed with the clerk of the court has been given to them which should free them to answer my inquiry and concerns into the processing of a mortgage loan with my wife.
In Jill Berg's filing with the state regarding Xpress Loans 911 LLC the nature of the business is described as "Business Consulting and Marketing for Small Businesses.
Furthermore, Robert Berg stated that they didn't need a license to process mortgage loans/applications.

Simply put, "CONSUMER BEWARE!"
"THIS AIN'T NO GAME SHOW"!
Who didn't I tell?

@Ryan Blake
You are spot on. Let the season investors call what it is. This is a boiler room/ chop shop.
Who pays this kind of fee with out recieving the loan. I could understand if the fee was attached to the closing that would make some sense. Still silly to pay this much money in a fee but hey at least you know you closed the deal.
In my opinion I would call this a SCAM/ MONEY GRAB!
I get 3-4 of these a month in my email. Most of the ones I have come across are in Utah.
INVESTORS BEWARE!!!!!!
NC S.A.F.E. Act (Effective July 31, 2009), requires that any business engaged in mortgage lending be licensed annually by the N. C. Office of the Commissioner of Banks as either a mortgage lender, mortgage broker or mortgage servicer. In addition, any individual employed by a licensed mortgage lender, mortgage broker, or servicer acting as a mortgage loan originator must have a mortgage loan originator license. Some lenders, primarily banks and credit unions, are exempt from licensing, but must file and keep current their information contained in their Claim of Exemption.
All mortgage licensing applications must be submitted via the Nationwide Mortgage Licensing System (for additional applications see Forms and Fees).
In order for Xpress Loans 911 LLC to do business in North Carolina they would need to be registered with the North Carolina Secretary of State's office to do business as a (commercial) Loan Broker.
They are not.
There is no listing for:
1. Xpress Loans 911 LLC
2. Jill Berg
3. Robert Berg
It is alleged that Xpress Loans 911 LLC, Jill Berg, Robert Berg, and others are providing loans in North Carolina in violation of "Article 20 - Loan Brokers" by not having the proper licensing and bonding as required by law.
Violation of Article 20 by charging a fee up front.
Violation of Article 20 by not providing the proper loan disclosures. And by charging a nonrefundable commitment charge in connection with any loan.
Violation of Article 20 by engaging in an unfair practice under G.S. 75-1.1. (1979, c. 705, s. 1.)
https://www.ncleg.net/EnactedL...
In their filing with North Carolina they describe the nature of their business as "Business Consulting and Marketing for Small Businesses." Secretary of State ID Number 1899797.
As of this writing no other licensing or bonding in NC has been found.
You may have seen advertisements promising easy access to loans, even if you have bad credit. These advance fee loan scams try to take advantage of consumers with poor credit histories. They’ll try to get you to pay them for help getting a loan, but once you pay you never get the loan.

Happy Holidays to ALL of Customers Past and Present,
I wanted to write as there is a lot of miss information and very distorted information. You have Ben Marine which actually is NOT his name he is under an alias slamming US for not turning over a personal and confidential file that is NOT his. I would NOT provide any of my clients information to someone else. He provided a Power of Attorney and my Attorney asked for additional supporting documentation and he refused to give it when you have a 6 year old Power of Attorney a Power of Attorney can be reversed or withdrawn so to protect the borrower and there and there sensitive information we asked for additional supporting documents so what does he do...Goes on a tirade and says slanderous statements and passing misinformation to mislead the consumers YOU. Again Ben Marine is NOT my client but he has a lot to say what he has to say is a lot of misinformation and false accusations.
Let's start with his statement about licensing Xpress Loans 911 does not lend on owner occupied properties. The Statue that Ben Marine quoted is if your lending on owner occupied properties I DO NOT LEND ON OWNER OCCUPIED PROPERTIES. Ben Marine is NOT an attorney but he is giving legal advice and interpreting the law and misleading the public. Our attorneys have reviewed all guidelines and laws for each state and we comply with States and Federal laws.
To sit and call a company a SCAM when you have absolutely NO dealings NO knowledge of the company is beyond my comprehension. We are far from a SCAM we pride ourselves on communication, transparency and integrity
It was kind of humorous that we were called a boiler room we are far from a boiler room. I guess all the large corporations with large staffs are also boiler rooms.
Also Ben Marine mentioned about the upfront fee we are NOT a mortgage broker rules are different and they do not apply. We only do loans for business purposes All fees collected upfront excluding all 3rd party fees are credited back at closing.
Then you have Moses Jean adding fuel to Ben Marine fire Moses Jean do you remember your loan was APPROVED you failed to comply and get us the information that we needed. So the fact that you did not want to get us the information on you partner which we needed as part of the loan and the loan conditions is our fault. The fact that Moses Jean you failed to be forthright and honest from the beginning. But we were still willing to close your loan all you need to do is get us the information that our underwriters were requesting. But you elected NOT TO.
To the people that sees this forum and question the credibility of of Xpress Loans 911 We are HIGH VOLUME company there is a handful of customers that want to slander the hard work and our great reputation our reputation is the proof of getting you to the closing table. When your doing high volume it is totally impossible to please everyone. Also if you want to listen to a few people and the majority is NOT even our customers that is your choice there is NOT 1 company that can make every customer happy. We have well over 1000 feedbacks that are 5 star rating Our goal is to build the relationship and to help you build your portfolio.
At Xpress Loans 911 We pride ourselves in our ability to provide industry leading investor financing paired with a great customer service experience. . We always strive to be transparent in our programs, process, and fees.
Just to further add to my previous message Ben Marine again who is NOT my client he his is operating under an alias he is also practicing law without a law license also He filed a BBB complaint and the BBB found that there is NO MERIT to the complaint CASE CLOSED
I think the issue is there is and has been and always will be such abuses in Advanced fee companies that you open yourself up to this type of on line dialogue.
The mother of them all was Remington financial they even had an American Greed episode done on them.. Ingrid Robinson and a retired FBI agent took them down.. I think is a must watch for anyone considering paying an advanced fee that is a new or newer borrower..
Do Hard Money gets a lot of back and forth from disgruntled borrowers.. However its pretty clear that they are charging 3k up front for their training materials.. So probably keep them out of hot water.
There are 12 states and maybe a few more where Commerical purpose business loans still require NMLS and state license. You see many lenders representing they lend in all 50 states which is a dead give away.. Very few if any HML are licensed in all the states that require them.
As long as you take a larger then industry standard small app fee and appraisal fee up front.. this is going to be the case because we all know that many borrowers are just like you describe not ready to really borrow but will give up front money hoping they will get a loan..
Its a profit center for lenders that do this no doubt.. I mean taking 2 to 5k up front and finding out the borrower does not qualify and they lose the money.. I mean how good is that for the company make no loan do a little underwriting and make a big fee LOL..
bottom line is your competition with the largest or larger HML simply dont do this.. The borrowers that cant get loans are washed out quickly.. so they dont take a financial beating. But then again your going to have borrowers simply lie to the lender and then get caught and no loan is forth coming.. Happens all the time.. its the cost of doing business as a lender.
@Robert Berg
Thanks Robert for your constant falsehoods! Our loan was never approved & you stated this in your previous comments.
It is clear that the majority of your clients realize that Xpress is a scam.
Please, for Karmas sake, return the monies you stole.
Show us your brokers license.
See you in small claims court. $1,500 is worth my while, is it worth yours.
And if you believe anyone is waiting on BBB to do something about your illegal unlicensed business practices, guess again.
Wait for it, they're coming for you.

Ms Long,
That is fine — but at this point and after everything Mr Long has done I have advised my clients this matter be handled by the authorities as he stated he has contacted them. Further, I have advised my clients that should a law enforcement official put it in writing that they are to comply with Mr Longs requests that they can — until such time they will not be turning over any documentation. All signed documents are already in your possession.
If you would like you can advise the law enforcement authorities to contact me directly.
He has also put forth a complaint with the BBB which will be handled by their internal process.
At this point my client is aware you are walking on the proposed loan and that is fine they don’t intend to proceed on that loan.
Regards,
Ayelet Faerman, Esq.
