Hello,
We are interested in either buying an existing or new construction of a warehouse-type, modular construction building to use for a business that would require build out of separate small office sized rooms with HVAC. How or where can I find a range of prices per sq foot build out costs for basic, office level interior? Does anyone have recommendations for local commercial contractors to talk to? We're not very familiar with commercial construction costs for office space in the Houston area.

Marek Brothers can likely help you. they work on lots of commercial build-outs across the Houston area. They serve as a general contractor but have their own framing, drywall, ceiling, and HVAC folks. Well, they may go out for the HVAC stuff, but they can certainly give you some good guidance.

Contacting organizations such as the Houston Contractors association, ACRP, or NAIOP would be a good place to start to build a database of contractors. Also, a good resource would be talking to some of the Houston commercial real estate brokers. Many of them would be happy to give you not only a referral but also a general estimate of the cost and feasibility of what you are trying to accomplish. Best wishes on your project.
