Help with determining a mixed use building’s sale price
I have a 6 unit building that I’m wanting to sell. It has three 1/1 apartments downstairs and 3 offices upstairs. I have been told it’s worth anywhere between $350k-$450k which is a pretty wide range.
Please advise me.
The noi last year was $36,072
What else is needed to help with this valuation?
