Does anyone know about a crowdfunding or other platform where investors can invest smaller amounts ($5,000, $10,000, $25,000) in quality apartment investments for decent returns?  Maybe something similar to Realtyshares or Patch of Land.

When you say nonregistered investor, do you mean nonaccredited investor? If so, endvest.com is going to be offering investments for nonaccredited investors in one or two months. Good luck!

Bill, when you say "quality apartment investments" I'm assuming you are looking for Class A/B deals and not SFRs or 4-8 unit fix and flips.  If that is the case, I'd look into Real Crowd ($25K minimum) or Crowd Street.  There are a few linked on my site.

Both of those platforms are providing listings on behalf of the sponsor, so the sponsors determine which amounts they are willing to take.  As a result, the minimum investments tend to be higher.

Due to SEC regulations, I can not post much here but I would be more than happy to give you some options that you can do without being an accredited investor.

Please contact me via BP or my profile.

    Thanks

Bill, in order to advertise you need to be registered with the SEC, however if you meet somebody and have three touches (ie. you send them an e-mail and they respond that is one touch) once you have known them for more than 30 days you can then ask them if they would lend you money on a project. With that said the SEC filings can be quite minimal if you use an exception, we put some documentation together using a lawyer and it was about 5K to set it all up.
