Best resource for transitioning to 10+ unit multifamily?

Hi everyone,

I’m looking to purchase my first multifamily complex (10+ units) and plan to invest a couple hundred thousand dollars into the deal.

Before I start sourcing, I want to be as educated as possible. What is the single best book or resource you’d recommend for gaining deep, practical knowledge on the acquisition and management of 10+ unit properties?

The writing style is frustratingly circular, often promising substantive insights that never actually materialize. Furthermore, the advice relies heavily on the abstract concept of 'building a team' rather than offering concrete, actionable steps. Ultimately, the lack of practical depth makes it feel more like fluff than a serious resource.

I was going to give the title to a book and the best answer would be "Sun Tzu and the Art of War".

A better answer would be a resource, and that would be "Networking with people that have gone before you."   The topic is much to broad for one book.

@Ron Hollingsworth - A couple of books I've found helpful are Multifamily Millions by Davide Lindahl, a classic book in multifamily, as well as the BP series "Multifamily Millionaire Vol I & II" - a more recent series, but covers all the relevant topics from small to larger multifamily. If I had to keep it simple, the closest is Ken McElroy’s The ABCs of Real Estate Investing.  There isn’t a single book that really prepares you for a 10+ unit multifamily on its own. Networking is also helpful. Once you’re in the 10+ unit space, you’re not really “figuring it out from books” anymore. You’re learning how real operators think, how property managers actually run buildings, and how assumptions break in real life.

A book will give you the framework, but operating experience is what exposes the real gaps.

Once you step into 10+ units, you’ll quickly realize most of the learning curve comes from execution — management, financing structure, and dealing with real tenant/maintenance cycles.

If you can, pair the reading with conversations or mentorship from active multifamily operators

If your goal is to buy one 10-unit property and stop there, buy a book.

If your goal is to buy a 10-unit property and continue to scale, buy a coach.

ABCs of Real Estate Investing is a good one.

So is Joe Fairless' book on syndications.

I'm sure BP has a ton from their own publishing too.
