@Jonathan Valdes I’ve used Dan Meyers out of South Orange had a good experience with him. Jessica is right you should ask for an extension of the inspection period in sure the seller won’t walk away over that.
@Jessica Zolotorofe I will try. It’s the upstairs tenant who is making it to difficult. ESP since I want the units vacant. So both tenants have to go. Rents are super under the comps.
@Jonathan Valdes $850 seems high. Ours was $525 (in Oct 2017), including Radon test & Wood Destroying Insects inspection. We had a great experience with our inspector:
@Jonathan Valdes Yeah 850 is high. He must have sensed your urgency. Homemasters did an inspection for a buyer of a house I was selling and they flagged a whole bunch of stuff so they must be good. Also In NJ you cant evict without cause so retain an eviction attorney for advice on what to do. You will have to offer them a new lease.
@Kelli Gaul thank you for the recommendation. I called & let a message, hopefully that will save my rear. I also called my lawyer to see if we can extend the inspection date.
@Allan Szlafrok the seller is handling the eviction process of the current tenants. This was my main request, I did not want to deal with eviction on my first solo deal. If for what ever reason the seller can not preform the eviction, I would renegotiate with him.
And because of the eviction the seller has to perform, I will be able to ask for an extention.
Ok so that works out very nicely then. I had a similar situation a few weeks ago seller didn't want to do the eviction so i negotiated the price down and kept the tenant.
@Jonathan Valdes try Sherlock Homes or Pillar to Post. Not sure if they do your area. I’d call a bunch more. With an inspection I’d want an education before, during, and after inspection. You pay an education
@Jonathan Valdes that price sounds a bit high. I used David G. Grossman from Premium Home Inspections Inc out of Colonia, NJ and James L. Sanford Clearview Home Inspection Service out of Woodbridge, NJ. Both of them were reasonable with their pricing and were able to do an inspection in a short notice. If I recall I gave them a call about 3-5 days before I needed the inspection. The reason for my short notice was due to the tenant being difficult. If you were able to move your inspection I'd give those two guys a call.
