Seeking Advice for New Construction Purchase

Seeking Advice for New Construction Purchase

Member since 2023 · 6 posts · 6 votes

I am a long term investor in the DFW area and have seen recently great incentives for new construction offering lower rates and incentives that make deals make sense with the current market. I will be buying a property purely as an investor so I am unsure of how many of these incentives will apply without owner occupancy. I was hoping to see if anyone has any advice in regards to new construction with builders and what incentives have applied for investors in the past. Some builders I am currently looking at are Brightland Homes, Meritage Homes and Lennar.

HI @Juliette Holm

Both of these replies are great general advice but they don't know the DFW market. There are plenty of new builds who will sell it investors. You won't get the exact same incentives but you do receive some. Example 5.5% fixed rate with 25% down - this is one in the area. Give me a call or text and I can help.

Hi @Juliette Holm, welcome to the BP Forum! Sorry to be the bearer of bad news, but in my experience with my CFO clients, these types of incentives are only for buyers that intend to occupy the property.

if you are going to buy a new build buy a model home that was just built that a builder wants to occupy for years to come as a subdivision is built out. these tend to be upgraded and also long term rental agreements. I also hate to be the bearer of bad news but you aren't going to buy a single family home and cash flow and be happy with your investment. why not purchase a new construction duplex or triplex or look to build one directly? incentives no matter what aren't going to make the cash flow any better. new builds sell for 10-15% premium over existing inventory on the single family side.

Those low rates can be tricky since investors don’t always qualify for the same perks as owner-occupants. I reached out to Grand Homes when looking at builders, and they’re another DFW option to compare with Lennar and Meritage. Just make sure the numbers still work as a rental without those incentives.

    Hey Juliette,

New build incentives are usually heavily subsidized with the purchase price..

You also, may or may not be able to qualify depending on how the builder's lender underwrites investment property loans. I would get a second opinion, and ask for a closing costs sheet showing all credits etc..
