Hello everyone!
Had a quick question. I currently live in California and I am looking to invest into a more affordable market. I am 21 years old and I am thinking about moving towards Arizona or Texas to do my first house hack! I am excited but I don't know anything or know any place in those two states so I wanted to ask you guys some recommendations of cities to take a look at.
I plan to take a road trip to both states and take a look around and get a feel for not only the market to invest but a nice place to live. This is going to be a big step in my life, I have been living with my girlfriend for the past few years for only $700 of rent in California (we live in a 26 foot trailer on a nice piece of property with a full hookup) split between both of us to cut expenses and save as much money as possible for an investment. So if you guys had some recommendations of cities to see on my road trip it would help me narrow down my search a lot!
Do you have an idea which city? Austin is the Ferrari or appreciation, but very hard to house hack considering what duplexes are priced at. Houston and San Antonio are still fairly affordable

Hi Jacob. I don't know much about TX restrictions. Arizona is very landlord friendly and STR's are (for the most part) doing great out here. Here are some top N. AZ STR markets: Sedona $900k - $2M Cottonwood $400k - $600k Flagstaff $700k - $1.3M Prescott area $600k - $1.2M
You didn't share your budget so it's really hard to give you direction for your interest Arizona. The best zip codes in Maricopa County in my opinion are 85250, 85251, 85257, 85018, and 85016. These are all very central, and offer a good variety of price points based on your needs from ~$500k - $2M. All are also seeing very healthy appreciation and generally are land-locked.
It's going to be tough finding a deal out here unless you are a cash buyer though, especially if you are planning on buying multifamily (you said you wanted to house hack). Multifamily is going for $250k-$450k per door around here.

Hi Jacob, exciting time for you man! Houston is a growing market and there several large pockets around the city that are experiencing appreciation. Average home prices have increased as of late, but it's still a affordable market to purchase in.
