Strategies in Tampa Market

Looking to pickup my first rental property in the greater Tampa area. I finally have enough money to invest but struggling with this current interest rate environment and inflated prices in Tampa. I have about 75k to invest. Does anyone have any advice on approaches when it seems that cash flow is non existent? Should I just continue to stockpile cash until I can put like 50% down on a property? Any local realtors in the area that specialize in investing that would be willing to connect with a potential investor like myself?

Following as I'm interested in this market as well. Slightly less cash, but a home in CO with equity that i need to sell by July 2026 to avoid cap gains with roughly 200k equity (as of now at least).
